QUIT CI.AIM DEED
TH IS INDENTURE, made as of the 31 st day of January, two thousand five.
BETWEEN: Patricia Christmann Gehring residing at 482 Bedell Street, Baldwin, NY 11510,
party of the lirst part, and Karen G. Girards residing at 641 DaCosta Avenue, Oceanside, NY
11572, party ofthe second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars (S 10) and other
valuable consideration paid by the party of the second part, does hereby remise, release and quit
claim unto the party of the second part, the heirs or successors and assigns of the party of the
second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the Town of Suffolk, County of Suffolk and State of New
York, as more particularly described on Schedule "A" attached hereto and made a part hereof.
TOGETHER with all right, lille and interest, if any, of the party of the lirst part in and to any
slrects Ilnd roads abulling the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the party of the lirst part in
and to said premises;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the
heirs or successors and assigns of the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose. The word
"party" shall be construed as ifit read "parties" whenever the sense of this indenture so requires.
BEING THE SAME PREMISES as were conveyed to George Gregory Gehring by deed dated
September 16,1993 from James P. Manning recorded on Scptember29, 1993 in the Office of the
County Clerk, Suffolk County, in Liber 11646 Page 114.
ALSO BEING THE SAME PREMISES a were devised under the Last Will and Testament ofG.
Gregory Gehring. as probated with the Nassau County Surrogate, under which the party of the
first part was: devised a life estate in the said premises with the remainder left to the party of the
second part.

and described as follows:
BEGINNING at the comer formed by the intersection of the westerly line of Sill Street with the
southerly line of Jackson Street and from said point of beginning running along the said westerly
line of Sill Street, South 6 degrees 44 minutes 00 seconds West, a distance of210.oo feet;
RUNNING THENCE along other land of Quinn, Two (2) courses as follows: .
