of beginning also being distant 267.73 feet easterly from the corner
formed by the intersection of the easterly right of way with the
southerly side of Holbrook Lane, said beginning point also being the
division line between the land now or formerly of Gibson and Tax Lot 11
RUNNUNG THENCE North 81 Degrees 03 minutes 00 seconds East along the
said southerly side of Holbrook Lane, 101.90 feet to the division line
between Tax Lot 11 and land now or formerly Argentieri;
T~ENCE South 13 degrees 25 minutes 42 seconds East along said division
line, 330.00 feet more or less to the approximate high water line of
Mattituck Creek (Howards Branch); .
THENCE South 78 degrees 01 minutes 27 seconds West, along said high
water line of Mattituck Creek ( Howards Branch) 84.45 feet to the
division line between Tax Lot 11 and land now or formerly Gibson, as
first above mentioned;
THENCE North 15 degrees 21 minutes 12 seconds West along said division
line, 336.00 feet more or less to the northwest corner of Tax Lot 11,
the southerly side of Holbrook Lane, the point or place of BEGINNING.

SAID PREMISES being the same premises conveyed to the grantor herein by
deed dated October 4, 1991, recorded October 22, 1991 in Liber 11357

TOGETHER with all right, title and interest, if any, of the party of the first part, in and to any streets and roads
abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
