party of the first part, and LAUREL LINKS COUNTRY CLUB, INC., a New York Corporation with offices at
1833 Main Road, Drawer A, Jamesport, New York 11947
party of the second part,
WITNESSETH, that the party of the first part, in consideration of ten ($10.00) and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of the
second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Riverhead, County of Suffolk and State of New York, being more particularly
bounded and described on Schedule "A" annexed hereto and made a part hereof.
BEING AND INTENDED TO BE the same premises as conveyed to the party of the first part by deed dated
February 25,1997 and recorded in the Suffolk County Clerk's Office on February 27,1997 in Liber 11818 at
Page 333.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and
all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered any1hing
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the
same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose. The word "party" shall be construed as if it read "parties" when ever the sense of this
indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above

ALL that certain plot, piece or parcel of land, situate, lying and being at Laurel,
Town of South old, County of Suffolk and State of New York, bounded and
described as follows:
An undivided 1/2 interest in and to the following described premises:
Beginning at a monument set in the southerly line of Peconic Bay Boulevard at
the northeasterly corner of the parcel herein described and at the
northwesterly corner of land now or formerly of Robert Seeley, said point of
beginning being distant 67.05 feet on a course South 18 degrees 39 minutes 10
seconds from said point of beginning running thence South 18 degrees 39
min utes 10 seconds East along the westerly line of said land now or formerly
of Kelsey 555.30 feet to Peconic Bay;
THENCE along Peconic Bay, South 32 degrees 04 minutes 09 seconds West
44.51 feet;
THENCE North 17 degrees 57 minutes 10 seconds West 558.13 feet; and
THENCE North 28 degrees 46 minutes 20 seconds East along the southerly
line of Peconic Bay Boulevard 37.53 feet to the point or place of BEGINNING.
TOGETHER with all the right, title and interest of May E. Nolte in and to land
lying within the bounds of Peconic Bay Boulevard adjacent to the parcels
above described.
TOGETHER with all the right, title and interest of May E. Nolte in and to land
lying below the highwater mark and under the waters of Peconic Bay adjacent
to said premises.
RESERVING to May E. Nolte, her successors and assigns, forever a non-
exclusive right-of-way and easement, in common with Harvey B. Pollak, his

between Peconic Bay Boulevard and Peconic Bay over the right-of-way 10 feet
in width and the easement for parking in the 30 foot square parcel as
described in deed from John Blair Young to William H. and William P.
Wertenberg dated 5/11/1946 and recorded in the Suffolk County Clerk's on
7/9/1946 in Liber 2591 of Deeds, at Page 32; which easement and right-of-way
for access and for parking is and shall be appurtenant to the remaining lands
of May E. Nolte which adjoin Parcel 7 above described at the northeasterly
corner thereof and which remaining lands are bounded north by Main Road,
east by land now or formerly of Pasternack and south and west by Parcel 1
above described, and having a width of 100 feet and a depth of 200 feet.
SUBJECT to a right-of-way as granted to William S. Powell and Mary E. Powell,
his daughter, by John T. Young and Anna B. Young, his wife, by Deed
recorded in the Suffolk County Clerk's Office on 2/27/1933 in Liber 1699 of
Deeds, at Page 555.
