THIS INDENTURE, made the 27"V1 day of February, 2001 BETWEEN
THE POLLOCK FAMIL Y TRUST, dated June 23,1999, Millard S. Pollock and Jean C. Pollock,
Trustees, residing at 28 Marina Village Way, Salem, South Carolina
party of the first part,

party of the second part,
WITNESSETH, that the party of the first part, in consideration ofTEN ($10.00) dollars,
lawful money of the United States paid by the party of the second part, does hereby grant and release unto
the party of the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being in the Town of South old, County of Suffolk, State of New York, property known
as Dick's Point, a part of Fleet's Neck at east side of Wickham's Creek bounded and described as follows:
BEGINNING at a concrete monument set on the westerly line of West Creek Avenue, defined by prior deed
as thirty-three (33) feet in width, said monument being about seven hundred forty-two point seven one
(742.71) feet northerly from the northerly line of "West Road" or Bay Avenue, measured along the westerly
line of the thirty-three (33) foot road known as West Creek Avenue on .the westerly side of Fleet's Neck,
this point of beginning being the northeasterly corner of the adjoining land conveyed by deed by the Estate
of Eleanor W. Pollock, to Millard S. Pollock and Jean C. Pollock and recorded by the Clerk of Suffolk
County, State of New York on September 28, 1994, Deed LlBER 11696 Page 074;
RUNNING THENCE south 61 degrees 46 minutes 30 seconds west on a line parallel to and 100.0 feet
northerly from the southerly line of said adjoining land 228.43 feet;
THENCE southerly on a line a right angles to the last described course 30.0 feet;
THENCE south 61 degrees 46 minutes 30 seconds west 135 fect, more or less, to ordinaty high water mark
of Wickham Creek;
THENCE northwesterly along said ordinary high water mark of Wickham Creek 80 fect, more or less;
THENCE north 61 degrees 46 minutes 30 seconds east on a line parallel to thc southerly line of land of said
adjoining land and 140.0 feet northerly therefrom 175 fect. more or less;
THENCE northerly on a line at right angles to the last described course 60.0 feet;
THENCE north 61 degrees 46 minutes 30 scconds east on a line at right angles to the last described course
223.93 feet to the westerly line of West Creek Avenue, the last described course being at all points 200 feet
northerly from the southerly linc oCthc said adjoining land;
THENCE along the westerly line of West Creek AverlUe two courses, as follows:
I. South 28 degrees 47 minutes 30 seconds east, 84.36 feet to a concrete monument, thence
2. South 41 degrees 25 minutes 00 seconds east, 16.06 feet to the point of BEGINNING.
TOGETHER WITH right of way to the Bay and County Roads.
TOGETHER WITH any right, title or interest which the grantor may have in, and to the water or land under
water of Wickham's Creek adjacent to said premises.
BEING AND INTENDED to be the same premises conveyed to the party of the first part by deed dated
June 23, 1999 recorded in the Office of the Clerk of the County of Suffolk on August 31, 1999 in Liber
11986 page 310.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof.
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said
premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND THE party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement, and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the
sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first
above written.
