WITNESSETH, that the party of [he first part, to whom letters testamentary were issued by
the Surrogate's Court of the State of New York for the County of Suffolk on ,
and by virtue of the power and authority given in and by said last will and testament, and in consideration of

designated on a certain map entitled, "Map of Proposed Subdivision, Section C,
Nassau Point Club Properties Inc., situate at Nassau Point, Suffolk County, New York,"
survyed by Halsey and VanTuyl C.E. 6 S. June 21, 1919 filed in the Suffolk County
Clerk's Office 12-21-1920 under File No. 75 as the North half of Lot 277, all of
Lot 276 and the South Half of Lot 275, said lot and parts of lots being bounded and
described as follows:
BEGINNING at a monument set in the westerly side of West Cove Road (Broadwaters
Road). at the southeast corner of the premises herein described;
RUNNING THENCE South 83 degrees 38 minutes 20 seconds West through Lot 277
and passing through a monument, 366.62 feet to the high water mark of Cutchogue Harbor;
RUNNING THENCE on a tie line course and distance of North 47 degrees 21 minutes
40 seconds West along said high water mark 174.71 feet to the east side of Landing Road;
RUNNING THENCE North 14 degrees 42 minutes 40 seconds East along the east side
of Landing Road 52.20 feet;
RUNNING THENCE South 88 degrees 36 minutes 40 seconds East through said Lot 275
and passing through a monument 436.67 feet to a monument on the west side of West
Cove Road (Broadwaters Road);
RUNNING THENCE in a southeasterly direction along the west side of said road on
the arc of a curve bearing to the left as measured by a tie line course and distance
of South 20 degrees OS minutes 50 seconds East 125.35 feet to the point or place of
BEGINNING.,
TOGETTIIiiEER with all right, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof;
TOGETHER with the appurtenances, and also all the estate which [he said decedent had at [he time of decedent's death
in said premises, and also the estate [herein, which [he party of the firs[ part has or has power to convey or dispose of,
whether individually, or by virtue of said will or otherwise;
TO HAVE AND TO HOLD [he premises herein granted unto the party of the second part, [he heirs or successors and
assigns of the party of the second part forever.
AND the party of the first part covenants [hat [he party of [he firs[ part has no[ done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND [he party of the firs[ part, in compliance with Section 13 of the Lien Law, covenants that the party of
the firs[ part will receive [he consideration for [his conveyance and will hold [he right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first
[o the payment of the cost of the improvement before using any par[ of the total of the same for any other purpose.
The word "party" shall be construed as if i[ read "parties" whenever the sense of this indenture so requires.
