successors and assigns of Grantee forever all of Grantor's remaining fifty percent (50%)
undivided interest in that certain plot, piece, parcel of land, with the building and improvements
thereon erected, situate, lying and being on Fishers Island in the town of Southold, County of
Suflblk. state of New York, more particularly described on l"xhibit A.
TOGETHER with the remaining fifty percent (50%) undivided interest in all right, title
and interest, if any, of Grantor's in and to any streets and roads abutting the above described
premises to the center lines thereof; TOGETHER with a fifty percent (50%) undivided interest
to the appurtenances and all the estate and rights of Grantor in and to said premises; TO HAVE
AND TO HOLD the premises herein granted unto Grantee, the heirs or successors and assigns of
Grantee lbrever.
AND Grantor, in compliance with Section 13 of thc Lien Law, covenants that Grantor
will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the
improvement and will apply the same first to the payment of the cost of the improvement before
