A special meeting of the Southold Town Planning Board was held
at 10:O0 a.m., Friday, June 22, 1979 at Fishers Island, New York.
Present were:
Henry E. Raynor, Jr., Chairman
Frederick E. Gordon, Member
James Wall, Member
This meeting was held with regard to three site plans on
projects by Fishers Island Development Corporation.
The following action was taken by the Board of Appeals.
RESOLVED, that Fishers Island Development Corporation, Fishers
Island, New York, be GRANTED permission to have a fence over six
(6) feet in height for a tennis court as requested. Location of
property: Fishers Island Country Club, Fishers Island, New York,
bounded on the north by Fishers Island Sound, FIDCO and Nelson;
east by Balcom and Wadsworth; south by Private Road; west by
Private Road and Preston-Reid, Inc., upon the following conditions:
(1) Site Plan Approval of the Southold Town Planning Board
(2) Suffolk County Planning Commission approval.
Motion was made by Mr. Gordon, seconded by Mr. Wall, to
approve the site plan as submitted for tennis court fence subject
to receipt of a copy of a building permit from the building
inspector. Motion carried.
The following action was taken by the Board of Appeals.
RESOLVED, that Fishers Island Development Corporation, Inc.
Fishers Island, New York, be GRANTED permission to construct an
addition to the present golf club house. Location of property:
Fishers Island Country Club, Fishers Island, New York, bounded on

the north by Private Road; Moriarty, Van Hengel, Evans, Reid, Wray,
and Can; east by Castellano and Miller; south by Block Island
Sound; west by Fishers Island Development Corporation, upon the
following conditions:
(1) Site Plan Approval of the Southold Tow~ Planning Board.
(2) Board of Health Approval
(3) Not more than 9 employees may be housed on the premises.
(4) The living quarters shall be used for seasonal use only
which shall be from March to December of each year.
(5) This beach club cannot be sold or separated from the 180
acres of the golf course unless at least 3 acres surrounding is
preserved. Any change of ownership or use shall be referred to the
Board of Appeals.
This should read the "beach club house" rather than the "golf
club house".
Motion was made by Mr. Gordon, seconded by Mr. Wall, to approve
the site plan as submitted for the addition to the present beach
club house for Fishers Island Development Corporation. Motion
carried.
The following action was taken by the Board of Appeals.
RESOLVED, that Fishers Island Development Corporation, Inc.,
Fishers Island, New York, be GRANTED permission to construct a
multiple dwelling to house employees, as requested. Location of
property: Fishers Island Country Club, Fishers Island, New York,
bo~uded on the north by Private Road; east by Sea Wynde, Inc.;
South by Sea Wynde, Inc.; west by Private Road, upon the following
conditions:
(1) Site plan approval of the Southold Town Planning Board.
(2) Board of Health approval.
(3) The newly constructed building cannot be sold or separated
from the 180 acres of the golf course unless at least 3 acres
surrounding the building is preserved. Any change of ownership or
use shall be referred to the Board of Appeals for their approval.
With regard to the map dated May 9, 1979 the application for
appeal calls for three two-bedroom apartments. The map dated May
9, 1979 indicates three two-bedroom and three one-bedroom apart-
ments. This is in variance to the appeal granted by the Southold
Town Board of Appeals. Upon review of the location it appears that
there may be some drainage problems in the indicated areas for con-
struction of this new building. We need specific proposed access

as to gradings of the lot and the driveways coming in. Depending
on the number of units, they have to provide adequate off-street
parking as prescribed under the ordinance. There must be screening
of the parking areas from residential lot.
The following elements of the site plan are not shown.
1. Lot, block and section number from the tax map.
2. Deed restrictions on the property.
3. Show existing zoning uses.
Five-foot contours.
5. Any areas subject to flooding.
6. Existing trees and other prominent physical features.
7. Show proposed paved areas.
8. Outdoor lighting schedule and public address system, if
any.
There was an inspection of the Zabahonski property and
various other properties on the island.
There being no further business to come before the Board, Mr.
Gordon made a motion, seconded by Mr. Wall and carried to adjourn
the meeting. Meeting adjourned at 12:00 noon.
