County, New York, bounded alld described as follows:
BEGINNING at a point on the northeasterly side of West Lane, one hundred (100) feet
northwesterly of the intersection ofsaid line of West Lane with thc northwesterly line of
land conveyed by Frank S. Thorp and Lois Johnson Thorp, his wifc, to William V.
Howard and Ruth W. Howard by deed datcd September 19. 1951. recorded Scptcmbcr
.22, 1951 in Liber 3267 of Decds page 307; running thence Northeasterly at right angles
10 Wcst LanCjone hundred Thirty (130) feet; thence Northwesterly parallel to West lane
,onc hundred (100) fect; thcnce Southwesterly again at right angles to West Lanc onc
Ihundrcd Thirty (130) feet to Wc=st Lane and thence Southeasterly along the northcasterly
HneofWest Lane one hundred (100) feet to the point of BEGINNING.
TOGETHER with an easemcnt to pass and re-pass over South Lane, East Lane, Wcst
Lane and North Lane out over Sylvan Drive and Old Orchard Lane to the main Road for
Ilhc purpose of access to said pl1:mises from said highway.
TOGETHER with a non-exclusive casement over the path leading from South Lane to
the beach.
Being and intended to be thc. same premises conveyed to the party of the first part by
deed from Mark S. Sharman and KerryT. Sharman, his wife, dated June 15, 1979. and
duly recorded in the Suffolk County Clerk's Office on August 9, 1979, in Libcr 8673,
page 592.
TOGETHER with all right, tiillc and interest, ifany, of the pany of the first part in and to
any streets and roads abutting the above-dcscribcd premises to the center lines thereof;
TOGETHER with the appurt,enances and all the estate and rights of the pany of the first
part in and to said premises; T'O HAVE AND TO HOLD the premises herein granted
unto the party of the second plll1, the heirs or successors and assigns of the pany of the
second pan forever.
AND the party of the first pan, in compliance with Section 13 of the Lien Law, covenan.s
that the pany ofthe first pan will receive the consideration for this conveyance and will
hold the right to recei vc such consideration as a trust fund to be applied first for the
purpose of paying the cost ohhe improvement and will apply the same first 10 the
payment of the cost oflhe improvement before using anyfrt of the total of the same for
any other purpose.
AND the pany of the first part covenants that the pany of the first part has not done or
suffered anything whereby the said premises have been cncwnbered in any way
whatever, except as aforesaid

indenture so requires.
