WITNESSETH, that the party of the first part, in consideration ofTen Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party
oftlle second part, the heirs or successors and assigns of the party oCthe second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at East Marion, in the Town of Southold, County of Suffolk
and State of New York, known and designated as Plot No. 75 on a certain map entitled, "Map ,
of Marion Manor, situated at East Marion, Town of Soulhold, Suffolk County, New York,
surveyed November 25, 1952 by Otto Van Tuyl & Son, licensed surveyors, in Greenpon, New
Yor1l:, owned and developed by Peter BIanlc & Son, East Williston, Long Island, New York",
and filed in the Office of the Clerk: of the County of Suffolk on March 18, 1953 as Map No.
2038; said lot being bounded and described as follows:
BEGINNING at a concrete monument on the easterly side of East Gillette Drive distant
soutll1erly 1,202.92 feet from the comer formed by the intersection of the southerly side of
Manor Road and the easterly side of East Gillette Drive;
RUNNING THENCE North 63 degrees 23 minutes 30 seconds East, 100.00 feet to a concrete
monument and the westerly side of Cedar Lane;
BEING AND INTENDED TO BE the same premises conveyed ro the party of the fl1'St pan by
deed from Louise A. Yetter, dated Iuly 6, 1971, and recorded Iuly 21, 1971, in the Office of
the Suffolk Cowuy Clerk in liber 6969, Page 599.
TOGETHER with all right, tide and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and ro said
preraises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
Pari, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first pari covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AN]) the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
