ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying

New York, bounded and described as follows:
BEGINNING at a point which is 106.66 feet northeasterly from an iron pipe located at the
intersection of northeasterly side of Shirley Road with the northwesterly side of Horton Avenue;
RUNNING THENCE from said point or place of beginning, north 34 degrees 40 minutes 00
seconds west along land or Raymond L. Young and Joan Young 176.19 feet to land now or
formerly of Joan M. Young;
THENCE north 39 degrees 29 minutes 20 seconds east along land formerly of Joan M. Young
85.27 feet to land now or formerly of Stop in ski;
THENCE along last mentioned land, south 54 degrees 34 minutes 20 seconds east 50.0 feet to
land of Baunach;
THENCE south 34 degrees 40 minutes 00 seconds east 152.75 feet along land ofBaunach to the
northwesterly side of Horton Avenue;
THENCE south 55 degn,es 20 minutes 00 seconds west 100.0 feet along the northerly side of
Horton Avenue to the point or place of BEGINNING.
BEING the same premises described in deed to the grantors recorded in LillER 9628 page 073.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described Piremises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party (lfthe second part, the heirs or successors and assigns of the party of the second part
forever.
AND the party of the first p,lrt covenants that the party of the first part has not done or suffered anything
whereby the said premises pav,e been encumbered in Bny way whatever, except as aforesaid.
AND the party of the first part, in compliance wi.th Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be const.rued as ifit read "parties" whenever the sense of this indenture so requires.
