feet to an iron pipe; thence South 32° 30' 00" West 250.00 feet to a point; thence
North 54° 10' 55" Wesl 317.60 feet to an iron pipe on the Southeasterly line of
said unimproved road; tbencc along said roadline North 47° 50' 14" East 290.00
feet to the point ofbeginning.

Together wilh the appurtenances and all thc estate rights of the party of the first
part in and to said premises.
Being the same premises conveyed to the Grantor by deed made by Judy A.
Schwerin dated May 14, 1987 and recorded May 29, 1987 in Liber 10330, cp 578,
the property is conveyed together with and subject to all thc rights, reservations,
easements, covenants and restrictions as set forth in said deed.
TOGETHER with all right, title and interest, if any, of the party of the first part, in and to any
streets and roads abutting th~ above-described premises to the center lines thereof; TOGETHER
with the appurtenances and all the eslale and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party ofthe second
part, the heirs and assigns forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideralion for this conveyance and will hold the
right to receive such consideration as a trust fund to bc applied first for the purpose of paying the
cosl of the improvement and will apply the same first to thc payment of the cost of the
improvement belbre using any part of the total of the same lbr any other purpose.
The word "party" shall be construed as il' it read "parties~' whenever the sense of this ind~"nture
so requires.
