WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
AU. that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
Iyinc and beinc in the Town of Southold, County of Suffolk and State of New York,
bounded and described as follows:
BEGINNING at a point on the easterly side of Love Lane distant 77.10 feet as
measured along the easterly side of Love Lane southerly from the corner formed
by the intersection between the easterly side of Love Lane with the southerly
side of Pike Street;
RUNNING THENCE the two following courses and distances along land now or
fromerly of Drum:
1) North 67 degrees 22 minutes 40 se=nds East 55.00 feet;
2) North 31 degrees 25 minutes 40 seconds West 15.32 feet to lands now or
fonnerly of Raynor-Suter Hardware Inc.;
THENCE North 63 degrees 45 minutes 40 seconds East 111.14 feet along the
previously mentioned land to land now or formerly of Zahra;
THENCE South 21 degrees 28 minutes 20 seconds East 76.17 feet partly along
land now or fromerly of Zahra and partly along land of Town of Southold;
THENCE South 69 degrees 04 minutes 10 seconds West 154.56 feet to the easterly
side of Love Lane;
THENCE North 31 degrees 19 minutes 20 seconds West 50.00 feet along the
easterly side of Love Lane to the point or place of BEGINNING;
'IDGETHER with the benefits and subject to burdens of a 20 foot Right of Way
cited in Liber 7617 page 436.
SUBJECT ALSO to a right of way for foot passage only, five (5) feet in width,
running from the north.easterly corner of said premises adjoining lands of Zahra
southeasterly to a point five (5) feet southeasterly from the southwesterly corner
