WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable consideration paid by the
party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the
Town of Southold, at Mattituck, County of Suffolk and State of New York, being
bounded and described as follows:
BEGINNING at a point on the easterly side of Wickham Avenue, said point being
where the northwesterly corner of lands now or formerly of Woessner intersects the
southwesterly corner of lands hereinafter described; THENCE along the easterly side
of Wickham Avenue North 20 degrees 21 minutes 20 seconds West, 16.12 feet to lands
now or formerly of A. Johnson; THENCE along said lands and lands now or formerly of
Conklin, North 76 degrees 31 minutes 40 seconds East, 254.59 feet; THENCE North
5 degrees 47 minutes 10 seconds West, 60.60 feet to lands now or formerly of
Hollenbeck; THENCE along said lands, North 74 degrees 22 minutes 00 seconds East,
97.91 feet to a point; THENCE South 14 degrees 46 minutes 30 seconds East, ,265;61
feet to the northerly side of Main Road; THENCE along the northerly line of Main
Road, the following two courses and distances: 1) South 75 degrees 34 minutes
10 seconds West, 71.74 feet; 2) South 78 degrees 28 minutes 30 seconds West, 39.69
feet to a point; THENCE North 13 degrees 38 minutes 10 seconds West, 185.63 feet
to a point; THENCE South 76 degrees 31 minutes ~O seconds West, 252.72 feet to the
easterly side of Wickham Avenue, the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the grantors herein
by Deed dated 5/8/59, recorded 5/19/59 in Liber 4627 cp 525.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and roads abutting the
above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the
party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the
second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said
premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will
receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied
first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
