WITNESSETH, that the party of the first part, in consideration often dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of
the second part. the hcirs or successors and assigns ofthc party of the second part forevcr,
ALL that certain plot, piece or parcet ofland, with the buildings and improvements thereon erected.

BEGINNING at a point on the comer formed by the intersection of the northeasterly side of Love

minutes 40 seconds West 50 feet:
RUNNING THENCE along the land now or formerly of MacMillan North 45 degrees 05 minutes
00 seconds East 187.64 feet;
RUNNING THENCE along the land now or formerly of MacMillan and Hawkins North 35 degrees
17 minutcs 40 seconds West 336.23 feet to the southeasterly side of Middle Road;
RUNNING THENCE northeasterly along the southeasterly side of Middle Road, North 55 degrees
02 minutes 20 seconds East 60.00 feet;
RUNNING THENCE South 35 degrees 17 minutes 40 seconds East along the land now or formerly
of Wines 375.72 feet to land ofthe Long Island Railroad Company;
RUNNING THENCE along land of the Long Island Railroad Company South 45 degrees 05 minutes
00 seconds West 248.50 feet to the comer aforesaid the point or place of BEGINNING.

Being and intended to be the same premises acquired by the grantor herein by deed dated September 3, 1981,
rec"rded in the Suffolk County Clerk's Office on September 17, 1981 in Liber 9071 Page 54.

TOGETHER with all right, title and interest, if any, of the party of the first part in and 10 any streets an4
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights oftbe party of the first part in and to said premises, TO HA VE AND TO HOLD
the premises herein granted unto the party of the second part, the heirs or successors and assigns of the Party
of the second pnrt forever.
AND the party orthe first part covenants that the party of the first part has not done or suffered anything
wl,ereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
th" first part will receive the eonsideration for this conveyance and will hold the right to receive sueh eonsid-
en.tion as a trust fund to be applied first for the purpose ofpaying the cost of lite improvement and will apply
