DESCRIPTION
ALL that certain plot, piece or parcel of land, situate, lying and
being at Mattituck in the Town of Southold, County of Suffolk and State
of New York, more particularly bounded and described as follows:
BEGINNING at a monument set on the westerly line of Bay Avenue
distant southerly 244.50 feet from the comer formed by the intersection
of the southeasterly line of Main Road (N.Y.S. Route 25) and said
westerly line of Bay Avenue;
RUNNING THENCE South 6 degrees 40 minutes 16 seconds East
along said westerly line of Bay Avenue, 146.48 feet to a monument and
land now or formerly of Raymond and Geraldine Fox;
THENCE westerly along said land now or formerly of Raymond and
Geraldine Fox the following three (3) courses and distances:
1. North 82 degrees 15 minutes 00 seconds West, 112.49
feet to a monument;
