Court. Suffolk County, New York on October 17.2005 and by virtue of the power and authority given in and by

lying and being in the Hamlet of Pecon;c, Town of Southold, County of Suffolk and Stale of New York.
bounded and described as follow;
BEGiNNiNG at the comer formed by the iDlersection of the southerly side of Carroll Avenue wilh the
easterly side of Peconic Lane;
RUNNING THENCE Nonh 52 degrees 37 minutes 20 seconds East along the southerly side of Carroll
A venue: 252.60 feet;
THENCE Soulh 30 degrees 17 minuleS 40 seconds EaSI along land now or formerly of Zurek 159.00 feel;
THENCE South 57 degrees 23 minutes West along land now or formerly of Molle 250.40 fcetto the easterly
side of Peconic Lnnc; and
THENCE North 30 degrees 29 minutes West along the easterly side of Peconic Lane 138.00 feet to the corner
and the point or place of BEGiNNING.
BEING AND INTENDED TO BE: the same premises conveyed in deed dated 01131/84 and recorded on
07.109/84 in Liber 95 10. page 104.
TOGETIIER with all right, title and intetelit. if any, of the party of the first pan in and to any streets and
roads abulling the above described premises to the center lines thereof,
TOGETIIER with the appurtenances, and also all the cstate which the said decedent had at the time of
decedent's death in said premises. and also the estate therein, which the party oCthe first part has or has power to
conveyor dispose of, whether individU4l1y. or by virtue of said will or otherwise,
TO IIA VB AND TO Il0W the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the pany of the fU'S\ part covenants that the party of the first pIIrt has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part. in compliance with Section 13 of the Lien Lnw, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration as
a trust fund to be applied first for the purpose of paying the COSIS of the improvement and will apply the same first
to the payment of the cost of the improvement before using any part of the tOlal of the same for any other purpose.
The word "party" shall be consnued as if it read "parties. whenever the sense of this indenture so requires.
