Floor Plans") of the Building, certified by Kontokosta Associates Engineers & Architect filed in the said
Clerk's Office on the 6" da,y of May, 1983 as Map No. 86, the building shown on a site plan as filed in
the said Clerk's Office as Map No. 86. The Building and the land on which it is located are hereinafter
referred to as the . Property' .

in the Town of Southold, Cl)untyof Suffolk and State of New York, bounded and described as follows:
BEGINNING at a point on the southwesterly side of Shipyard Lane distant 2508.97 feet southerly from
the corner formed by the iintersection of the southerly side of Main Road (NYS Route 25) with the
southwesterly side of Shipyard Lane; THENCE South 35 degrees 41 minutes 30 seoonds East along
the southwesterly side of Shipyard Lane 300 feet to other land this day conveyed to Emanuel
Kontokosta; THENCE South 55 degrees 16 minutes 00 seoonds West along the !ast mentioned land
72.17 feet; THENCE Soutl111 degrees 49 minutes 30 seconds West along the last mentioned land

of the Property (hereinafter called the 'common elements'); TOGETHER with an easement for the

TOGETHER with the appurtenances and all the estate and rights of the Grantor in and to the Unit;

with and SUBJECT to alll,asements of necessity in favor of the Unit or in favor of other units or the
common elements;

BEING AND INTENDED to be the same premises conveyed to the grantors herein in deed dated
October 15,1997 and reoorded in the Suffolk County Clerk's Office on November 12,1997 in Uber
11861 at page 705.
TOGETHER with all right, tijl" and Intereat, if any, of the party of the fil1lt part in and to any streets and roads
abutting the above described pramiaes to the center lines thereof: TOGETHER with the appurtenances and all the
estate and rights of the party of the fil1lt part in and to said premi&es; TO HAVE AND TO HOLD the premises
herein granted unto the party of the aecond part, the heirs or successors and assigns of the party of the second
part forever.
AND the party of the first part covenants thai the party of the first part has not done or suffered anything whereby
the said premises have been "ncumbered in any way whatever, except as aforeaeid.
AND the party of the fil1lt part in compliance with Section 13 of the lien law. covenants that the party of the fil1lt
part will receive the consideration for this conveyance and will hold the right to receive such considaration as a tnust
fund to be applied fil1l1 for the purpose of paying the cost of the improvement and will apply the same fil1ltto the
payment of the cost of the imllrovement before using any part of the total of the same for any other purpose.
