York, owned and developed by Peter Blank & Son, East Williston, New
York, and filed in the Office of the Clerk of the County of Suffolk
on March 18, 1953 as Map #2038.
Lot No. 44 above described is conveyed by Limpet Corp. and Lot No. 35
above described is conveyed by Manor Grove Corp.
Being and intended to be Lot No. 44 on said Map of Marion Manor
conveyed to Limpet Corp. by deed dated December 20,1996 and recorded
December 20,1996 in Liber 11807 cpo 140.
Being and intended to be Lot No. 35 on said Map of Marion Manor con-
veyed to Manor Grove Corp. by deed dated October 15,1965 and recorded
October 18, 1965 in Liber 5842 cpo 509.
subject to a purchase money mortgage in the amount of $58,500.00 which
mortgage was executed and delivered by the party of the second part
to the party of the first part as security for a portion of the
purchase price and which said mortgage is intended to be recorded
simultaneously herewith.
TOGETHER with al1 right, title and interest, ifany, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
and al1 the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the fIrSt part has not done or suffered anything whereby
the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and wil1 hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
fIrSt to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose.
The word "party" shal1 be construed as if it read "parties" whenever the sense of this indenture so requires.
