WITNESSETH, that the party ofthe first part, in consideration often Dollars and other valuable consideration paid by the party
ofthe second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party
of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being at
Mattituck, Town of South old, County of Suffolk and State of New York, known and designated as all of Lot No. 22 and part of
Lot 23, as shown on a certain map entitled, "Map of Lid a Bartley", filed in the Office of the Clerk of the County of Suffolk on
July 27, 1922, as Map No. 770, said lot and part of lot when taken together are more particularly bounded and described as
follows:
BEGINNING at a point on the northerly side of Rochelle Place, said point being distant 350 feet easterly from tllt: corner formed
by the intersection ofthe easterly side of Bay Avenue with the northerly side of Rochelle Place, said point also being where the
division line between lots 21 and 22 on said map intersects the said northerly side of Rochelle Place and from said point of
beginning;
RUNNING THENCE North 34 degrees 27 minutes 00 seconds West along aforesaid division line between lots 21 and 22, 184.
70 feet to land of A. Hanson;
THENCE North 68 degrees 33 minutes East along the southerly line of land of A. Hanson 95 feet, more or less;
THENCE southeasterly along a bulkhead 75 feet, more or less;
THENCE southeasterly 20 feet, more or less;
THENCE South 9 degrees 37 minutes 00 seconds East 137 feet, more or less, to the northerly side of Rochelle Place;
THENCE South 70 degrees 56 minutes 00 seconds West along the northerly side of Rochelle Place 105.00 feet, to the point or
place of BEGINNING.
TOGETHER with a right of way over Rochelle Place from Bay Avenue to James Creek.
TOGETHER with all the right, title and interest, if any, to a right of way for access to James Creek over a strip ofland 10 feet
wide extending from the easterly line of the premises above described in an easterly direction to James Creek, the southerly line
of which right of way is an extension in the easterly direction of the southerly lien of the premises above described and the
northerly line of said right of way is a line parallel to the southerly line and at all points 10 feet distant therefrom measured at right
angles.
SAID PREMISES KNOWN as and by the street address of335 Rochelle Place, Mattituck, New York 11952, being and intended
to be the same premises conveyed to the party of the first part by Deed dated the 21 st day of June, 1994, recorded in the Suffolk
County Clerk's Office on July 20,1994, at Liber 11686 page 155.
TOGETHER with all right,title'and interest, if any, of the party of the first part of, in and to any streets and roads abutting the
above-described premises to the'eenter lines thereof; TOGETHER with the appurtenances and all the estate and rights of the
party of the first part In andlo'said premises; TO HAVE AND TO HOLD the premises herein granted unto the party
of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said
premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will
receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be apphed
first for the purpose of paying the cost of the improvement and will apply the same first to the payment of Ihe cost of tlle
improvement before using any party of the total of the same for any other purpose.
TIle word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above written.
