WITNESSETH, that the party ofthe first part, in consideration ofTen Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel ofland, with the buildings and improvements thereon erected, situate,lying
and being in the Village of Mattituck, Town of Southold, County of Suffolk
and State of New York, known and designated as Lot 1 on Map of
Property of Lida Bartley at Mattituck, NY, which said map was filed
,in the Office of the Clerk of the County of Suffolk and State of
New York on the 27th day of July, 1922, under the number 770 bounded
and described as follows:
BEGINNING at a point on the northerly side of Bartley Road distant
367.05 feet westerly from the corner formed by the intersection of
the northerly side of Bartley Road and westerly side of Bay Avenue
said point also being the division line between Lots 1 and 2;
RUNNING THENCE South 71 degrees 30 minutes 00 seconds West 50.00 feet;
RUNNING THENCE North 15 degrees 35 minutes west 165.67 feet;
RUNNING THENCE North 69 degrees 28 minutes 00 seconds East 50.06;
RUNNING THENCE South 15 degrees 37 minutes East 167.34 feet to the
point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the parties
of the first part by deed from Mary Roberta Dana as Executrix
under Last Will and Testament of Marie C. Kuck, deceased, dated
January 27, 1995, recorded Feruary 1, 1995, in Liber 11712, page 869.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party ofthe second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section \3 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
frrst to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
