Town of Southold, County of Suffolk and State of New York, known and
designated as Lot No. 63 on a certain map entitled, "Map of Property of Mattituck
Park Properties, Inc., Mattituck, New York, surveyed by Daniel R. Young, P.E.
and L.S.... and filed in the Office of the Clerk of the County of Suffolk on July 2,
1925 as Map No. 795; said lot is more particularly bounded and described
according to said map as follows:
BEGINNING at a point on the northeasterly side of Sigsbee Road distant 529.83
feet northwesterly of the corner formed by the intersection of the northwesterly
side of Peconic Bay Blvd. and the northeasterly side of Sigsbee Road;
RUNNING THENCE North 20 degrees 38 minutes 00 seconds West 50.00 feet;
THENCE North 69 degrees 22 minutes 00 seconds East 140.00 feet;
THENCE South 20 degrees 38 minutes 00 seconds East 50.00 feet;
THENCE South 69 degrees 22 minutes 00 seconds West 140.00 feet to the
northeasterly side of Sigsbee Road and the point or place of BEGINNING.
TOGETHER with the right to use in common with the other owners of lots shown
on said map, the tract shown on said map as Sigsbee Park for park purposes,
under such conditions, limitations and restrictions as may be imposed by
Mattituck Park Properties, Inc., it's successors and assigns. Such use to be such
as in the unrestricted judgment of Mattituck Park Properties, Inc. will be
unreasonably interfere with the use and enjoyment of said Sigsbee Park by the
