STRICT APPLICATION OF THE ORDINANCE would produce UNDUE HARDSHIP because : Due to the curve in the road frontage of this lot it is impossible to maintain the average setback establisheCl on either sid,e .of this lot we request a reduct;ionof this setback so thaX side yards of" 10 & 15 feet may be lceptat the rear corners of the dwelling, the setback vlould be about 35ft instead of the average of 42 .ft nov) existing.... This is an unusual arc on the fr ntage of this lot and' creates an undue hardslh~p to locate the building within required setbacks. 2. The hardship created is UNIQUE and is not shored by all properties alike in the immediate vicinity of this property and in this use district because: ." this is a corner lot on a continiou street, the only one in this vicinity, and the only vacant lot left in the section not built on at this time. 3.
