ALL that certain plot, piece or parcel of land, situate, lying and being at Mattituck, Town of Southold, County
of Suffolk and State of New York, being bounded and described as follows:
BEGINNING at a point on the westerly side of Love Lane distant the following two courses and distances from
the corner formed by the intersection of the westerly side of Love Lane with the northeriy side of Sound
Avenue:
1) North 17 degrees 57 minutes 20 seconds West 64.37 feet;
2) North 31 degrees 00 minutes 00 seconds West 26.41 feet to the point or place of beginning;
RUNNING THENCE from the point of beginning South 57 degrees 58 minutes 30 seconds West 110.38 feet to
the easterly side of a 24 foot wide right of way;
RUNNING THENCE North 14 degrees 41 minutes 40 seconds West 26.19 feet;
RUNNING THENCE North 57 degrees 58 minutes 30 seconds East 102.59 feet to the westerly side of Love
Lane;
RUNNING THENCE along the westel"ly side of Love Lane South 32 degrees 00 minutes 00 seconds East 25 feet
to the point or place of BEGINNING;
TOGETHER with a right of way in common with others 24 feet in width running from the northwesteriy corner
of the said premises southeasterly to Sound Avenue for access between said premises and Sound Avenue.
BEING AND INTENDED TO BE the same premises conveyed to Robert Sullivan and Dorothy S. Sullivan by
deed dated January 13, 1988 and recorded in the Suffolk County Clerk's office on November 9, 1988 in Liber
10517, page 305; Dorothy S. Sullivan, surviving tenant by the entirety of Robert Sullivan, being the same
person as named grantee in deed recorded in Liber 10517, page 30S.
TOGETHER with all right, title and Interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and aii
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid,
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part wiii receive the consideration for this conveyance and wiii hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and wiii apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose, The word "party" shaii be construed as if it read "parties" when ever the sense of this indenture so
requires,
