WITNESSETH, that the party of the fir.lt part, in consideration often dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of the part,
the heirs or successors and assigns of the party of the second part forever,

RUNNING THENCE from said point beginning along the northerly side of Main Bayview Road north 51
degrees 00 minutes 00 seconds west 125 feet to land now or formerly owned by WJ. Grattan;
RUNNING THENCE north 24 degrees 15 minutes 00 seconds east 415 fee!lothe mean high water line of
Goose Creek;
RUNNING THENCE south and east along the mean high water line as it twisls and curves 255 feet to land
now or tbnnerly owned by Zebrowski;
RUNNING THENCE south 24 degrees 15 minutes 00 seconds west 239.91 feet to the northerly side of
Main Bayview Road at the point or place 01 BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to Dominic Nicolazzi by deed dated April
24,2003, and recorded April 29, 2003 in liber 12248 page 809 in the County of Suffolk.
TOGETHER with all righ~ title and interes~ ifany, of the party of the first part in and to any streets and
roadstabuningtlhe above-described premises to the center lines thereof;
TOGETIlER with the appwtenances and all the estate and rights oflbe party of the fir.lt part in and to said
premises;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second p~ the heirs or
successors and assigns of the partyfofthe second pan forever.

the first pan will receive the consideration for this conveyance and will hold Ibe right to receive such

will apply the same first to lhe payment of the cost of the improvement before using any part of the total of
