WITNESSETH, that the party of the first part, in consideration of Three Hundred Ninety-Two

paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being fn-the at Fishers Island, Town of Southold, County of Suffolk and State
of New York, being more particularly bounded and described as set forth on Schedule
A hereto.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part
by deed, dated October 6, 1986, recorded in the Office of the Suffolk County Clerk
on November 13, 1986 in Liber 10167 page 278.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs Dr successors and assigns of the party of
the second part forever.
AND the party Df the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the pal1y of the first part, in cDmpliance with Section 13 of the Lien Law, covenants that the party of the
firsl part will receive the consideration for this conveyance and will hold the right to receive such cDnsideration
as a trust fund 10 be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost Df Ihe improvemenl before using any part of the tDlal of the same fDr any Dlher
purpose. The word "party" shali be construed as if it read "parties" when ever the sense Df this indenture so
requires.

erected, situate, lying and being at Fishers Island, Town of Southold, County of Suffolk and
State of New York, being part of Plot A as shown on a certain map, designated Plan of
Property on Fishers Island belonging to the Southold Savings Bank, filed January 2, 1915
as No. 24, which plot is more particularly bounded and described as follows:
BEGINNING at a point on the westerly side of a private road which is the property now or
formerly of said Edward P. Chapman, distant North 54 degrees 07 minutes East, 86.26 feet
from the intersection of said private road with the northeasterly side of Alpine Avenue, and
from said point of beginning;
RUNNING THENCE North 09 degrees 40 minutes East, 78.60 feet;
THENCE North 50 degrees 50 minutes West, 76.24 feet;
THENCE South 40 degrees 52 minutes West, 69.10 feet; and
THENCE South 50 degrees 50 minutes East, 116.99 feet to the point or place of
BEGINNING.
Together with the right in common with others to use said private road for all ordinary
purposes of egress and ingress over the same, south to Alpine Avenue and North to
Montauk Avenue.
