23, 1996 and recorded in the Ofllceofthe Suffolk County Clerk on March 18, 1996 In Liber 11768 page 351.
TOGETHE,R with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate. and rights of the party of the first par1 in and to said premises: TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second
part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants thallhe party of the first
part will receive the consideratiDn fDr this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for. the purpose of paying the cost of the Improvement and will apply the same first
to the payment of the cost of the Improvement before using any part of the total of the same for any other

of Minor Subdivision Plan, Property of John S. Guest and Margaret H. Guest, his wife, prepared by
Chandler, Palmer and King, Norwi(:h, Connecticut, December 4, 1989, which map was filed in the
Office of the Suffolk County Clerk "n July 24, 1995 as Map No. 9717.
BEGINNING at a monument at the Intersection of the westerly line of Crescent Avenue with the
southwesterly line of said Crescent Avenue with the southwesterly line of said Crescent Avenue,
said monument being located 5,960.73 feet North of a point which is 3,667.96 feet West of the
United States Coast and Geodetic Survey Triangulation Statjon "PROS.;
RUNNING THENCE South 15 degrees 39 minutes 54 seconds East, 492.94 feet to a point;
THENCE South 74 degrees 20 minlutes 01 seconds West, 329.34 feet to a monument;
THENCE continuing South 74 degrees 20 minutes 01 seconds West about 16 feet more or less to
the high water line of Fishers Island Sound;
THENCE northwesterly. about 480 feet more or less along said high water line to a point;
