Maria Petikas, 225 Stewart Avenue, Bethpage, New York, 11714
party of the second part,
WITNESSETH, that the party of the first part, in consideration ofTEN ($10.00) dollars,
lawful money of the United States paid by the party of the second part, does hereby grant and release unto
the party of the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being in the
SEE SCHEDULE "A" ANNEXED HERETO
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof.
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said
premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND THE party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement, and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the
sense of this indenture so requires.

SCHEDULE "A"
ALL THAT CERTAIN PLOT, piece or parcel ofland, situate, lying and being at Laughing Water,
Town of Southold, County of Suffolk and State of New York, bounded and described as follows:
BEGINNThIG at a monument on the course of the southwesterly line of Minnehaha Boulevard
which runs south 57 degrees 48 minutes east as shown on "Map of Laughing Water" filed in the Suffolk
County Clerk's Office as Map No. 917, said monument being 64.50 feet southeasterly along said
southwesterly line from the northwesterly terminus of said course, said point of beginning being the easterly
corner of land of Aldrich; from said point of beginning;
RUNNING THENCE along said southwesterly line of Minnehaha Boulevard, two courses as
follows:
1. South 57 degrees 48 minutes east 36.0 feet to a monument;
2. South 33 degrees 48 minutes east 35.0 feet to a monument;
THENCE along land now or formerly of Berge, south 22 degrees 31 minutes west, 194.2 feet to a
monument;
THENCE along land now or formerly of Homan, north 24 degrees 50 minutes west, 80.0 feet to a
monument and the southerly corner of said other land of Aldrich;
THENCE along said land north 20 degrees 29 minutes east, 165.4 feet to the point or place of
BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the parties of the first part by
deed dated March 5, 1985 recorded in the Office of the Clerk of the County of Suffolk on March 13, 1985
in Liber 9751 page 317.
