REASON FOR APPEAL
Continued
1. STRICT APPLICATION OF THE ORDINANCE would produce UNDUE HARDSHIP because
the existing dwelling was constructed in1952 on a parcel set off as
a 75 ft. front lot. There is another parcel to the east with also
has a 75 ft. ,front,with a'dwelling. It wouldl::l~ irnpossil::lle to enlarge
the lot upon which this variance is requested; It has l::leen used as
a single and separCite, lot with the dwelling since, 19,52. ,
2, The hardship created is UNIQUE and is not shored by all properties alike in the immediate
vicinity of this 'property and in this use district because this is'. a · long ~ irregularly
Shaped lot containing over 12,500 sq. ft. and is located in a
summer cottage development which is l::leing l::lroken.up and the lots
and cottages l::leing sold to individual 'owners;',.
3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because most of the other residences in this
general vicinity, are l::luilt.. on:'less' than 'lOO~ft,.. frontage', and', the:
use of this lot with the dwelling thereon will continue as residential
as has l::leen the yse since 1952.
