( ) (x) ( ) · REASON FOR APPEAL A Variance to Section 280A Subsection 3 A Variance to the Zoning Ordinance is requested for the reason that the lots were acquired in two parcels consisting of lots 20, 21 ~nd ~ ~f lot 22 as parcel (l! and lots 24, 23 and ½ of lot 22 as parcel (2) Parcel (1) was acquzred on 9/26/53 ~~xJ~ex~.z~ and parcel (2) was acquired on 10/30/56. At the time of acquisition the zoning ordinance had not yet been adopted, and it would, therefore, have been possible to build two dwellings on the premises, and this was the purpose for which the additional land (Continue on other side) was acquired. ~orm ZB1 REASON FOR APPEAL Continued 1. STRICT'APPLICATION OF THE ORDINANCE would produce UNDUE HARDSHIP becou~ it would prohibit the applicant from either building on or selling off parcel (2), despite the~fact that there is sufficient area in ~gth parcels to comply with the ~ ordinance and that ~Qth parcels do comply with the exception that the road frontage bf parcel (1) · is 69.0~' instead of the required lO0'. . 2. The hardshipcreotedis UNIQUE andisnotshared by oil properties alike in the immediate vicinityofthispropertyandinthisusedistrict~cause praetioally all o£ the lots in Reydon Shores were improved prior to the enactment of the ordinance or if unimproved, were held in single and separate ownership and were, therefore, excepted from variqus provisions of the ordinance, including those provisions that are~her~in appealed. 3.
