Ne., York," made by Otto Van Tuyl from surveys completed March 23, 1939 and filed
in the Suffolk County Clerk's Office on May 12, 1939, as Map No. 1280. Said lots
whEou taken together being more particularly bounded and described as follows:
BECINNING at a point on the easterly side of Track Avenue where the same is intersected
by the division line between Lots 76 and 77; said point also being distant 170.28
feet southerly as measured along the easterly side of Track Avenue from the corner
formed by the intersection of the easterly side of Track Avenue with the southerly
sic:e of St:illwat~r Avenue;
RUNNING THENCE from said point of beginning along the division line between lots 76 and
77 North 45 degrees 17 minutes 20 seconds East 152.28 feet;
RUNNING THENCE South 51 degrees 44 minutes 10 seconds East 100.76 feet to the division
line between 74 and 75;
RUNNING THENCE along said division line South 45 degrees 17 minutes 20 seconds West
IM.60 feet to the easterly side of Track Avenue;
RUmnNG THENCE along the easterly side of Track Avenue North 44 degrees 42 minutes 40

AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will
receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied
first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it
read "parties" whenever the sense of this indenture so requires.

mnning between Stillwater Avenue and Eugene Creek and being located opposite
Track Avenue for access to and from Eugene Creek by foot only, as set forth in deed
dated August 17, 1972 and recorded in Liber 7245, Page 552.
Being and intended to be the same premises conveyed to the party of the first
part by deed dated March 7, 1994 and recorded on March 8, 1994 in Liber 11667,
page 617.
