but it is impossible.to meet the 50ft setback requirement due to the
shape of the lot and the dwelling location, a'1d the present driv8\.JaY,
. trees etc. It is impossible to attach it to the dwelling as there is
is requested for the reason that not enough sideya.rd. The proposed location
is the best a.nd most logical site on the lot.

REASON FOR APPEAL
Continued
1. STRICT APPLICATION OF THE ORDINANCE would produce UNDUE HARDSHIP because
The lot is oddly pie shaped, the dwelling was built prior to
adoption of the zoning ordinance, there are some large trees which
must be saved, and the existing imptoved driveway is .so located that the
proposed si~is the best suited' for the garage. It is impossible to
attach it to the d,'lelling as there are insufficient sideyards to do this,
and the dvlelling is so 10ca.t2d that th.~ fifty feet setback is also
impossible.
2. The hardship created is UNIQUE and is not shared by all properties alike in the immediate
vicinity of this property arid in this use district because: Host of the other dwellings
on this street have attached garages.
3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE. THE
CHARACTER OF THE DISTRICT because: There are some other dvlellings on this
street that have detached garages that are closer to the street than
the proposed bUilding. The. proposed building will in no "lay interfere
\\lith adjoining property or neighbr-rs. This is a residential area, the
proposed buildin~will be'accessoryto the main dwelling on the lot
and not change or harm the charicter of the neighborhood.
