BARGAIN AND SALE DEED WITH COVENANTS AGAINST GRANTOR'S ACTS
THIS INDENTURE, made the 30111 day of September, 2005, between
THEODORE H. WITH US, JR., residing at 129 Purlt Avenue, Williston Park, NY 11596, as to a
one-half undivided interest, and
KATHLEEN M. BALAS, residing at 32 Darbrook Road, Westport, Connecticut 06880, as to a
one-half undivided interest, as tenants in common, (hereinafter referred to as "Grantor"),

of BEGINNING running along land now or formerly of Doheny and land of Paul Murphy
and passing through a monument, North II degrees 17 minutes 20 seconds West, 150.0
feet to land now or formerly of Smith;

TOGETHER with all right, title and interest, if any, of Grantor in and to any
streets and roads abulling the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of Grantor in
and to said premises,

consideration as a trust fund to be applied first for the purpose of paying the cost of the
