REASON FOR APPEAL
A Variance to Section 280A Subsection 3
A Variance to the Zoning Ordinance
I have been in the contracting and building business for the
past 20 years at my home adress. I have been using a shQp building on
the premises o\vned by ~y brother in law during this time. Due to the
farming conditions he now needs this building for his own use. I would
is requested for the reason that intend to build a two car garage vii th a shop attache
size 26 by 42 ft within 100ft of the presently used building. I maintain my
office in my home at this same adress.

1. STRICT APPLICATION OF THE ORDINANCE would produce UNDUE HARDSHIP because : I
have been in business at this location for the past 20 years, and have
established a shop for the same period of time in the aforementioned
property in the rented building. The building now used for a.carpenter shop
is needed by the owner' for his farming operation. It would'be'an undue
hardship to deny the use of the same premises for the same operation altho
it is considered a non-conforming use. The entire premises is about one
acre in size so theye will be no encroachment on property lines or inter-
ference with neighbors.
2. The hardship creoted is UNIQUE and is not shared by all properties olike in the immediate
vicinity of this ~roperty and in this use district because: This is the only business operated
in the area other than produce buyers.
3. The Varionce w~uld observe the spirit of the Ordinance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because: The business has been conducted in this
location for the past 20 years without any complaint from neighbors; this
area is farming area and not intensly built up, there are several non-
conforming produce buyers in the area nearby, sot the proposed use \vill not bE
new or in .any>vay. cll/mge the charicter or .use of the neighborhood.
