SUBSECTION g, for use of e certain-building as e public garage.
THE SPECIAL EXCEPTION IS REQUESTED BECAUSE of ~he follow~ng reasons:-
Fanning & Housner is the owner of e certain concrete block garage
type building located on premises situate et the northeast corner of the
intersection of Railroad Avenue end Middle Country Road in Southold.
scale drawing of said premises and building is attached hereto and made
pert of this application. This building was formerly occuped and use~ by
Fanning & Housner for sales and service of farm equipment and the premise~
are located in e district zoned "B Business District" on the official
zoning map of the Town of Southold.
CPab~ree-O'Keefe Chevrolet, Inc., has entered into a lease of said
premises with Fanning & Housner and intends to utilize said premises for
sales and service of eutomobiles and trucks. The concrete block garage
type building is proposed to be used as e public garage as defined in
Article I, Section 100, Subsection ll of the Zoning Ordinance. Said build-
ing will also contain office and storage space. No facilities will be
installed the~eo~ in the natume of-a gasoline station'. Tho outside area to
the east of the building will be utilized for the parking and exhibiting of
automobiles being offered for sale, ~nd service and repair work. will be don~
in .the interior shop.
Prior to the enactment of the Zoning Ordinance this building had been
utilized for many years for the sale and service of farm equipment and
machinery and is particularly well suited for a similar sales and service
concerning automobiles and trucks. The use of said building as aforesaid
will be one which will not prevent the orderly and reasonable use of
adjacent properties,or of properties in adjacent use districts, nor will it
prevent the orderly and reasonable use of permitted om legally established
uses in this particular district, or those in adjacent use districts. The
safety, health, welfare, comfort, convenience or order of the Town of.
Southold wil not be adversely affected by the proposed use and its location
and the use will be in harmony with and promote the general purposes and
intent of the Zoning Ordinance.

The use of said premises as a public garage for the salss
and service of motor vehicles will not be such ss to creste an undue
increase of the vehicular traffic congestion on adjoining highways,
~or will ~his particular use produce any sewage or refuse problem
nor shy obno×ious gases, odors, smoke or soot, nor will the operation
cause any disturbing emissions of electrical dischsrges, dust, light
vibration or noise. The area is of sufficient size to permit
~dequate off-street parking of all vehicles incidental to the
prospective use and said use will not cause any overcrowding of land
or undue concentration of populetiOno The premises are well removed
and are not unreasonably near to shy church, school, theater,
recreational area or other place of public assembly.
The owner of the premises joins iD this application for the
reason that this building is so particularly constructed and loceted
as to be rentable for purposes similar to that to which it was
previously used and the building can be used for a motor vehicle sales
and service agency without .extensive alterations Or modifications.
For the above reasons, therefore, Fa~ning & Housner and
Crabtree-O'Keefe Chevrolet, Ibc., respectfdlly request that s
special exception be granted for use of the building as a public
garage.
