estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants th~t the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consider-
ation as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

ALL that plot, piece or parcel of land situate, lying and being in Town of Southold, County of
Suffolk and State of New York, known and designated as Lot No. 29 on a certain map entitled
"Map of Laurel Links at Mattituck, town of Southold. Suffolk County, New York", filed in the
Suffolk County Clerk's Office on November 23, 2001 as Map No. 10712, more particularly
bounded and described as follows:
BEGINNING at the extreme westerly end of an arc connecting the northwesterly side of Laurel
Trail and the northerly side of Laurel Way;
RUNNING THENCE North 74 degrees 46 minutes 34 seconds West along the northerly side of
Laurel Way, 11900 feet;
THENCE North 06 degrees 19 minutes 04 seconds East, 180.70 feet;
THENCE easterly along a curve bearing to the right having a radius of265.00 feet, a distance of
28.03 feet to a point;
THENCE South 74 degrees 46 minutes 35 seconds East, 61.83 feet to a point
THENCE easterly along a curve bearing to the right having a radius of200.00 feet, a distance of
57.07 feet to a point;
THENCE South 58 degrees 25 minutes 40 seconds East, 80.61 feet to the northwesterly side of
Laurel Trail;
THENCE South 39 degrees 00 minutes 57 seconds West along the northwesterly side of Laurel
Trail, 78.44 feet to a point;
THENCE southwesterly along a curve bearing to the left having a radius of 402.68 feet and still
along the northwesterly side of Laurel Trail, 62.4 7 feet to the extreme northeasterly end of the first
mentioned arc;
THENCE along said arc bearing to the right having a radius of25.00 feet, a distance of32.77 feet
to the point or place of BEGINNING.
SUBJECT TO an easement running along the northerly line of the premises contiguous to Lot No.
28 for underground water lines and for access to maintain, repair or replace such line or lines, if
necessary.
BEING AND INTENDED TO BE part of premises conveyed to the grantor herein by deed dated
