1. SPECIAL EXCEPTION. By resolution of the Board it was determined that a special exception

Zoning Ordinance, Article III, Section 307, for permission to reduce
westerly side yard on property located on the north side of Sound View
Avenue, Southold, New York, bounded north by George Rorke, east by
E. C. Knoblock, south by Sound View Avenue, and west by Eugene Gentile.
2. VARIANCE. By resolution of the Board it was determined that
(a) Strict application of the Ordinance (would) .f~a~J:~slJ~__ ~ produce undue hardship becausethis c~ell-
lng was erected on an odd shaped lot prior to Zon/ng and it was not centere~
The addition must be on the west side because of layout of the rooms.
(b) The hardship created (is) ~unJque and (~w~b~would not) be shared by all properties
alike in the immediate vicinity of this property and in the same use district because this JJB one of
the oddest shaped lots in the ar. ea. Also, most. of the other dwellings in
the neighborhood maintain the minimum side yarct requirements.
(c) The variance (does) ~'~ observe the spirit of the Ordinance and ~ (wculd not)
cha.nge the character of the district because the addition will in no way change the
character of the district because the use will be residential in keeping
with the neighborhood,
and therefore, it was further determined that the requested variance ~X ) be granted ( ) be denied
and that the previous decisions of the Building Inspector ( ) be confirmed (X) be reversed.
Mr. Lloyd Clark is granted permission to build addition to
existing one family dwelling, maintaining a 5 ft. westerly side
yard.

REASON FOR APPEAL
A Variance to Section 280A Subsection 3
.A VaFiance to the Zoning Ordinance
is requested forthe reason that[ It is necessary to build an addition on my
present dwelling~ and due to the location of the dwelling and the
'odd sha~e of the lot it is impossible to maintain the required lOft
side yard on the westerly side of the dwelling'.

1, STRICT'APPLICATION OF THE ORDINANCE would produce UNDUE HARDSHIP Because :
The dwelling was built on this oddshaped lot in, about 1951 -
prior to the enactment of the zoning ordinance~ and it is not centered on t
the lot. The, layou.t of the house is such that th~.addition, must go on'
the westerly side of the building~ and it is impossible to maintain
the required 1Oft sideyard
2. The hardship created is UNIQUE and is not shared by all properties alike in the immediate
vicinity if thi~ property a'n'd in this use district becauseT: N~t all lots in this area are shapea
as thisone~ and other dwellings are more nearly set to the minimum side
yard requirements. This is one of the larger lots in the area.
3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because': This is a residential area that isnearly all
build up with.one family-dWellings, wh'er~,the lot~'are, 0f .~ari6us sises
with houses of various sizes and shapes. The proposed use is residential
and will in no way harm the charicter of the neighborhood.

c. The work covered by this application may not be commenced before issuance of Building Permit,

Gentlemen:
I should like to ~ive you c,ddltmonal information about my
application for a building variance°.
We constructed our home in 1952 intendin~ to complete it
~hen it became necessary to have more living space°. We now
have four children ~nd greatly need the additional room we
originally planned to have. The lot is irregular and at one
point the soBtherly end of the house is within five feet of
the lot line4~' ~%~is at~this southerly end we wish to sdd the
new room if permission is granted and thus complete our original
plane° The garage would be included in this new room and no
s~essory building is contemplated~.
Our neighbor to the south occupies a very small summer
residence which is 15 feet from our lineo Our new construction
could not interfere with his lot,. his view or obstruct him in
any way°.
We live in an area i~ whic~ the homes are mainly on small
plotso~ Most were built some years ago and were placed at random
on the plots°. There is no set pattern which the area has follow-
ed in the placement of houses on the lot..
In our case we feel that our new construction would complete
our home and add to its appearance°. There is no other place
that this most necessary room could be added°.
I hope that the preceding information may be considered
by the board when it studies our application for a variance°
