WITNESSETH, that the party of the first part. in consideration of Ten Dollars and other valuable
cllnsideration paid by the party of the second part, does hereby grant and release unto the party of
tbe second part, the heirs or succr.ssors and assigns of the pany of the second part forever.
ALL that I.'ertain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Mattituck in the Town of Southold, Suffolk County, New
York, more particularly bounded and described as follows:
BEGINNING at a point marked by a moDument set in the westerly line of a certain 2.5 foot
right of way designated as Camp Mineola Road (sometimes known as Reeve AVI."IIuc), which
point is South 04 degrees 49 minutes East, a distance of 30 feet from a monument set at the
southeast corner of premises formerly of Hoffman, now of LA:yden, at the intersection of the
s(lutherly line of said premises with the wC8terly line of said Camp Mineola Road;
RUNNING THENCE from said point of beginning South 04 degrees 49 minutes East, along
the westerly line of Camp Mineo\a Road, a distance of 13.5.4.5 feet to a point marked by a nail
in an oak tree and lands of Dunn, fonnerly of Pother;
RUNNING THENCE South 8.5 degrees II minutes West, along said last mentioned lands. a
distance of 100 feet to a point marked by a monUffil."IIt set in the easterly line of a 30 foot right
of' way designated as Fay Court;
RUNNING THENCE North 04 degrees 49 minutes West, along the easterly line of said Fay
O~urt. a distance of 141.23 feet to a point marked by a monument set in the southerly line of a
ce,rtain 30 foot right of way designated as Allen Drive;

TOGETHER with the non-exclusive righllO pass and repass Qver Camp Mineola Road, which
ill a 25 foot right of way established in 1906 by Reeve and Hollister, extending from New
Suffolk A venue southerly, 10 the: southerly side of Howell A venue.
TOGETHER with the non-exclusive righl 10 pass and repass over said 30 foot right of way
designated as Howell Avenue, to the nonhwest corner of land conveyed by Leone D. Howell
10 Fred M. Jones by deed dated December IS, 1927.
TOGETHER with the oon-exclusive right of way 10 the shores of Peconic Bay over a strip of
lilnd lying 10 the west of said premises conveyed 10 Fred M. Jones, being 60.5 feet in. width on
the southerly side of Howell A venue and 95 feet, more or less, in width on the shore of said
Peconic Bay at a bulkhead line herelOfore established and mention~'(\ in the deed to Jones and
o:thers; designated as "Open Way,' with full and free access 10 the waters of said Peconic Bay
over, upon aned across said 'Open Way.'
TOGETHER with the non-exclusive right 10 pass and repalIS over a 30 fOOl right of way
dl=signaled as Fay Coun, adjoining the above-described premises on the west.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
d,:e(\ dated April 27, 200S and n:corded in the Offiee of the Suffolk County Clerk.
TOGE'IHER with all right, title and interest, if any, of the party of the first pan in and to any
streets and roads abutting the above described premises to the center lines thereof: TOGE'IHER
with the appurtenances and all the estate and rights of the pany of the first pan in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the pany of the second
plln, the heirs or successors and lISSigns of the pany of the second pan forever.

anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, iin compliance with Seclion 13 of the Lien Law, covenants that
the pany of the fust part will receive the consideration for this conveyance and will hold the right
