paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs

B~:GINNING at a pipe setal:. the ~ntersection of the easterly line of Albo
Drive with the southerly line, of G.!. Lane and;
RtmNING THENCE along the southerly line of G.I. Lane North 45 degrees 13
minutes 10 seconds East 225 feet, more or less, to ordinary high water line
of Horton Creek;
THENCE southeasterly along the ordinary high water line of Horton Creek
198 feet, more or less, to land iormerly of George G. Tuthill;
THENCE along the last described land South 58 degrees 43 minutes 10 seconds
West 210 feet, more or less, to a pipe set on the easterly line of said
Albo Drive;
THENCE along said easterly line of Albo Drive North 38 degrees 46 minutes
50 seconds West 150 feet to the point of BEGINNING,
TOGETHER with the privilege in common with others to use a,right of way
leading from the Boulevard, so called, to Peconic Bay, which said privilege
is contained and recited in deed to George G. Tuthill, et al., dated April
17, 1928 and recorded August 13, 1928 in Suffolk County Clerk's Office in
Liber 1368 of Deeds, at Page 24.
TOGETHER with all right, title and interest, if any, of the party of the
first part in and to the shores, strand, waters and bottom of Horton Creek
in front of the above described premises.
The premises herein described are and are intended to be the same as those
described in deed recorded in Liber 7333 at Page 367, said premises being
known as 955 Albo Drive, Mattituck, New York.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part. the heirs or successors and assigns of the party of
the second part forever.
AND ~he partr of the first part covenants ~at the party of the first part has not done or suffered anything whereby
the saId preml5eS have been encumbered In any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
pari will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purppse.
