measured along the Easterly side of Peconic Lane. from the point where the Southwesterly side
of land now or formerly of Kujalvski intersects the Easterly side of Pcconic Lane;
RUNNING THENCE along lands of James H. Rich Estate, the following three courses and
distances:
I. North 55 degrees 26 minutes 40 seconds East 290.40 feet;
2. South 34 degrees 33 minutes 20 seconds EastISO.OO feet;
3. South 55 degrees 26 minutes 40 seconds West 290.40 feet, to the Easterly side of
Pcconic Lane;
THENCE North 34 degrees 33 minutes 20 seconds West, along the Easterly side of Peconic
Lane. 150.00 feet 10 the poinl or place of BEGINNJNG.
REING.AND INTENDED TO BE the same premises described in the deed to the parties of the

TOG HER with all right. title and interest, if any, of the parties of the first pan in and to any
streets IInd roads abutting the above described premises to the center lines thereof;

in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the
parties of the second part. the heirs or successors and assigns of the parties of the second
part forever.
AND the parties of the first part covenants that the parties of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way whatever,
except as aforesaid.
AND the parties of the first part, in compliance with Section 13 of the Lien Law, covenants
that the parties of the first part will recei ve the consideration for this conveyance and will hold
the right to rccci ve such consideration as II trust fund to be applied first for the purpose of
paying the cost of the improvement and will apply the SlII1Ie first to the payment of the cost of
the improvement before using any part of the total of the SlIme for any other purpose. The word
