Catherine G. Steadman; running thence along the easterly side of land of
Gregory C. Steadman and Catherine G, Steadman South 220 31' 30" East 200.00
feet to a monument; running thence along the southerly side of said last
mentioned land South 870 32' 00" West 60.00 feet to a monument and land now
or formerly of Ronald J. Mazzaferro and Bon Mazzaferro; running thence
along said last mentioned land South 220 28' 10" East 42.57 feet to a
point; running thence through land of the party of the first part the
following two (2) courses and distances: (1) North 870 32' 00" East 86.66
feet; and (2) North 220 31' 30" West 242.57 feet to the southerly side of
Sound Avenue; running thence along the southerly side of Sound Avenue South
870 33' 00" West 26.62 feet to a monument and the point or place of
BEGINNING.
BEING AND INTENDED TO BE part of the same premises conveyed to the
party of the first part by deed dated November 9, 1976 and recorded in the
Suffolk County Clerk's Office on November 12, 1976 in Liber 8140 Page 56.
The above described property contains 8,465 sq. ft. and is added to
and merged with a 11,272 sq. ft. parcel to the west owned by Gregory C.
Steadman and Catherine G. Steadman by deed dated May 6, 1995 and recorded
in the Suffolk County Clerk's Office on May 8, 1995 in Liber 11724 Page 364
(SCTM #1000-122.00-02.00-006.000).
TOGETI-..J:ER with all right, title and interest, if any, of the party of the first part, in and to any streets and roads
ahutting the abovc-desnibed premises to the center lines thereof: TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the seL'ond part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the pany of the first part has nol donc or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Seclion 13 of the Lien Law, covenants that the party of the
first part will rcceive the consideration for this conveyance and will hold the right to receive such consider-
ation as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
