of land now or formerly of Norman Lyon intersects the southerly side of Sound

southerly side of Sound Avenue from the intersection of the southerly side of
Sound Avenue with the westerly side of Factory Avenue, running thence South 210
42' 12" East along said land now or formerly of Lyon, a distance of 187.29 feet;
running thence South 220 54' 15" East 943.00 feet; running thence South 220 27'
35" East 223.38 feet to land now or formerly of the Long Island Railroad; thence
along said lands South 440 43' 50" West 318.47 feet to land now or formerly of
The Suffolk County Water Authority; thence North 220 23' 10" West along said land
81.55 feet to land now or formerly of Mazzaferro; running thence North 220 28' 10"
West along said land 1258.22 feet to land now or formerly of Steadman; running
thence North 870 32' 00" East along said land 86.66 feet; running thence North 220
31' 30" West still along said land 242.57 feet to the southerly side of Sound
Avenue; running thence North 870 33' 00" East along the southerly side of Sound
Avenue 221.01 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part
by deed dated May 8, 2001 and recorded in the Suffolk County Clerk's Office on
May 29, 2001 in Liber 12120 Page 733.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will appiy the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so
requires.
