WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable considerati~m
paid by the party of the second part, does hereby grant and release IInto the party of the second part, the heIrS
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the huildings and improvements thereon erected, situate,
lyiog and being in the PARCEL A
at Mattituck, J own of Southold, County of Suffolk, and State of New York,
bounded and described as follows:
BEGINNING at a point on the southeasterly side of a 33 foot right of way at the northeast corner of the
premises herein described, adjoining land of the estate of Alice I-l. W. Boutcher on the east, said point also
being S. 57" 51' 40" East 383 feet from a point on the southerly side of the Main Road making the
northwest corner of land of the Estate of Aliee H. W. Boutcher; from said point of beginning, running
thence along said land of the estate of Alice H. W. Boutcher 2 courses and distances as follows: (I) S. 570
51' 40" East 185.41 feet; thence (2) S. 480 00' West 70 feet; thence along other land of the party of the first
part N. 570 51' 40" West 185.41 feet to the southerly side of said right-of-way; thence North 480 00 min
East 70 ketto the point or place of beginning.
TOGFTH ER with a right-of-way for access between said premises and the Main Road, said right-of-way
running along the northerly side of said premises and in a westerly direction and thence in a northwesterly
dIrection and thence in a northerly direction to the Main Road; said right-of~way being 33 feet in width as it
runs in a westerly and northwesterly direction and 25 feet in width as it runs in a northerly direction; the
northerly and easterly sides of said 33 foot right-of-way being described as follows: BEGINNING at the
concrete monument at the northwesterly corner of land of Alice Pantaleo and running south 480 00' West
655.16 feet along said land of Alice Pantaleo and land of the party of the first part to a point, thence north
570 04' 40" West 154.94 feet along said land of the party of the first part to a concrete monument and the
easterly side of said 25foot right-of-way. Said 25 foot right-of-way thence running between lands of John
L Sturges on the West and Clara Dale on the East to the Main Road; it being understood, however, that the
party of the first part shall be under no obligation or liability for keeping open or maintaining said right-of-
\vay.
BEING AND INTENDED to be the same premises conveyed to the party of the first part by deed dated
October 11, 1954, and recorded in the Clerk's Office, Suffolk County on December 23,1954 in Deed 3812,
