BEGINNING at a point on the westerly line of Ole Jule Lane 483,11 feet southerly along said westerly
line from its intersection with the southerly line of Kraus Road, being the northeasterly corner of the premises
herein described; running along the northwesterly line of Ole Jule Lane, South 56 degrees 27' 10" West
110,00 feet; thence along other land now or formerly of Ernest E, Wilsberg, North 28 degrees, 53' 00" West
271,34 feet to the southeasterly line of Ole Jule Lane; THENCE along said southeasterly line of Ole Jule Lane,
2 courses, as follows: (1) North 80 degrees, 35' 40" East 20,66 feet; THENCE (2) North 49 degrees 19' 40"
East 89,92 feet; THENCE along land conveyed or about to be conveyed, by the party of the first part to Ernest
W Wilsberg and wife, South 29 degrees 19' 30" East 278,23 feet to the point of BEGINNING,
SAID PREMISES for identification purposes only are known as Plot D on a certain unfiled map
entitled "Map of property of Julius Zebroski at Mattituck, Long Island, surveyed March, 1948, by Otto W Van
Tuyl, Licensed Surveyor of Greenport, NY and revised December 20, 1950,

BEGINNING at a concrete monument set in the southeasterly line of Ole Jule Lane where said line is
intersected by the northeasterly line of other lands of the party of the second part conveyed to him by Julius
Zebroski by deed dated 1/2/51, recorded in Liber 3176 of deeds at page 188, and running thence along said
northeastery line South 29 degrees 19' 30" East 278.23 feet to the deflection point in the westerly line of Ole
Jule Lane, which deflection point is 483,11 feet southerly along said westerly line of Ole Jule Lane from the
intersection of said westerly line with the southerly line of Kraus Road; RUNNING THENCE northerly along
said westerly line of Ole Jule Lane 80 feet; and RUNNING THENCE northwesterly along other lands of the
party of the first part to the point or place of BEGINNING,
TOGETHER WITH a right of way, if any, over a certain 25 foot private road leading from the southerly
line of New Suffolk Avenue southerly to Peconic Bay,
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed
dated 6/7/95,
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
vemises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have IJeen encumbered in any way whatever, except as aforesaid,
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose, The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so
requires,
