paid by the party of the second part, does,he'i"eb'y grant and release unto the party of the second part, the heirs
or successors and assigns of the party of ~he second part forever,
ALL that certain plot, piece or parcel of land, situate, lying and being at Mattituck, Town of Southold, County
of Suffolk and State of New York, being more particularly bounded and described as follows;
BEGINNING at a stake set in the northwesterly line of Ole Jule Lane at the southwesterly corner of lands now
or formerly of Pylko, which stake is situated 314.81 feet from a concrete monument set in the northwesterly
line of Ole Jule Lane at the intersection of lands now or formerly of Stella Thurm and lands of Doris E.
Wllsberg on a course of south 56 degrees 27 minutes 10 seconds west from said monument;
THENCE RUNNING from said stake along said lands now or formerly of Pylko, north 24 degrees 55 minutes 20
seconds west, 129.32 feet to a stake set in the northwesterly corner of lands of said Pylko;
THENCE RUNNING along other lands now or formerly of Wilsber9 south 43 degrees 09 minutes 10 seconds
west, 178.21 feet to a stake set in the northerly side of Ole Jule Lane;
THENCE RUNNING along the northerly side of Ole Jufe Lane the following courses and distances:
1. south 61 degrees 58 minutes 50 seconds east, 23.24 feet to a stake;
2. souttl 66 degrees 58 minutes 50 seconds east, 57.19 feet to a stake;

conveyed to the Grantors herein by deed dated 7/26/93
recorded 8/16/93 in Liber 11640, Page 288, in the Office
of the Suffolk County Clerk,
TOGETHER with all right, title and interest, if any, of the party of t.he first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part. the heirs or successors and assigns of the party of
the seconrl part forever.
AND the party of the first part covenants that the party of the llrsl part ha.s not done or suffered anything whereby
the said premises have been encu'mbered in any way whatever, except as aJoresaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement a.nd will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" $hall he construed as if it read "parties" whenever the sense of this indenture 50 requires.
