ALL that certain plot, piece or parcel of land, situate, lying and being in the Town of Southold,
Suffolk County and State of New York. bounded and described as follows:
BEGINNING at a point on the northerly side of Main Road (N. Y.S. Rte. 25) distant the following two
(2) courses and distances as measured along the northerly side of Main Road (N. Y.S. Rte. 25) fnom
its intersection with the westerly side of Factory Avenue;
1. South 54 degrees 02 minutes 20 seconds West, 189.87 feet;
2. South 56 degrees 37 minutes 00. seconds West, 150.00 feet;
RUNNING THENCE along the northerly side of Main Road (N.Y.S. Rte. 25) South 56 degrees 37
minutes 00 seconds West. 50.00 feet to land now or formerly of Maston;
RUNNING THENCE along said lands North 18 degrees 38 minutes 00 seconds West, 204.73 feet to
land now or formerly of Boursiquot;
RUNNING THENCE along said lands North 71 degrees 22 minutes 00 seconds East, 48.35 feet;
RUNNING THENCE South 18 degrees 38 minutes 00 seconds East, 192.00 feet to the northerly
side of Main Road (N.Y.S. Rte. 25) at the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to Junius Hubbard and Barbara
Hubbard by deed dated 61BnO, recorded 1211BnO in Liber 6857 page 229 in the Suffolk County
Clerk's Office.
SUBJECT TO right of way agreement dated 1013106 and recorded in the Suffolk County Clerk's
Office on 10117/06 in Liber 12474 page 352, which provides for a right of way for the benefit of Tax
Lot 1 000-122-6-15 to maintain sanitary system at rear of the subject premises, and together with a
right of way as described in said agreement over the driveway of Tax Lot 1000-122-6-13 to access
the sanitary system on the subject premises.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER wrth the appul1enances end ell
the estate and rights of the party of the first part in and to' said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part. in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will neceive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read -parties. when ever the sense of this indenture so
requires. .
