party of the first part, and
-DOROTHY SAUNDERS, residing at 2 Small Street. Boume, MA 02532 and
PAMELA SAUNDERS, residing at 2 Small Street, Bourne, MA 02532, as tenants in common
party of the second part,
WITNESSETH. that the party of the first part, in consideration of TEN and 001100
---($10.00) dollars, and other good and
valuable consideration paid by the party of the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever,
All that certain, plot. piece or parcel of land, situate, lying and being at Mattituck, in the Town of
Southold, County of Suffolk and Stale of new York, bounded and described as follows:
BEGINNING at a point on the north side of Main (State) Road. approximately 556.25 feet westerly
from the intersection of the north side of Main (State) Road with the east side of Factory Avenue;
and from said point of beginning,
RUNNING THENCE along the north side of Main (State) Road, South 56 degrees 37 minutes West
100.00 feet to a monument and land now or formerly of the Suffolk County Industrial Development
Agency;
RUNNING THENCE along said land North 21 degreed 57 minutes West 250.00 feet to. a monument
and land now or fonnerly of Dorothy Saunders;
RUNNING THENCE along said land North 56 degrees 37 minutes East 100.00 feet, more or less, to
land now or fonnerly of the Estate of Elenora B. Lee;
RUNNING THENCE along said land South 21 degrees 57 minutes East 250.00 feet, more or less, to
a stake and the point or place of BEGINNING.
Subject to a right of way for ingress and egress over the easterly 10 feet to land of Dorothy
Saunders adjoining to the Northwest. Subject to the ri9ht of Dorothy Saunders, her successors and
assigns, to widen said right of way to not more than fifteen feet if required for access for emergency
vehicles.
Being and intended to be the same premises devised to the party of the first part by Paragraph
SECOND (a) of the Last Will and Testament of louise Wilson, whose will was admitted to probate
by the Suffolk County Surrogates Court under File # B32P1983.
Reserving to the party of the first part a life estate in the premises.
TOGETHER with all right, titie and interest, if any, of the party of the first part in and to any streets and roads
abulling the above described premiSes to lIle center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premlsas; TO HAVE AND TO HOLD the
pramises herein granted unto the party of the second part. the heirs or SUcce&llOlS and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants thai the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word 'party" shaD be construed as if it read 'parties" when ever the sense of this indenture so
requires.
