from said point of beginning;

40 seconds West, 150.00 feet;
THENCE along land now or formerly of Julius Zebroski, North 87 degrees 24
minutes 50 seconds West, 210.18 feet to a point about 28 feet westerly
from the easterly edge of a dredged canal;
