Town of Southold, Suffolk County of New York
consisting of two certain lots, describer more particularly as follows:
PARCEL # 1:
Part of a tract of land conveyed to Anna Distelkamp
Eisemann by Leone D. Howell and Lena F. Howell by deed dated
November 16, 1931 and recorded in the office of the Clerk of
Suffolk County in Liber 1617 at page 325 of deeds on the 23rd
day of November, 1931. Said lot is on the north side of a
right of way thirty (30)feet wide established and laid out
by Leone D. Howell, running westerly from another right of
way twenty_five (25) feet wide established by an agreement
between Reeve, Tilly and HOllister, and recorded in the
office of the Clerk of Suffolk County in Liber629 of deeds
at page 168 on the 5th day of September, 1907, and
BEGINNING at a concrete monument set at the intersection of
the westerly line of a lot formerly of Edith G. West, N. 4
degrees 45' West 113.55 feet to a concrete monuments set at
right angles S. 85 degrees 15' West 50 feet to another
concrete monuments; thence S. 4 degrees 45' East127.10 feet to
the northerly side of said 30 feet east and west right of way;
thence N. 70 degrees East degrees East 51.81 feet to the point
or place of beginning.
PARCEL # 2
An adj oini'ng,."lot and part of a tract of land conveyed
also by Leone n: HOlf,e,],'land Lena F. Howell, his wifej to
grantors herein on the day of June, Nineteen Hundred and
Fifty seven, described as follows in deed of Leone D. .Howell
and Lena F. Howell his wife as part of a tract of land
conveyed to them by Mabel Hollister Houghton by deed dated
the 17th of November,1925 and recorded in the office of the
Clerk of Suffolk County in liber 1164 at page 180 of deedS
on the 11th day of January 1926. therein described as:

BEGINNING at a concrete monument on the northerly line
of a certain 30 foot right of way formerly of Leone
D. Howell, running easte,rly and westerlY103.62ft westerly
feet along said line from the westerly line of second 30 foot
right,9f way running northerly and southerly through said land,
saidAof beginning being the south westerly corner

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any street5 and
roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to
said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receiv~ the consideration for tthis conveyance and will hol~ the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of itlhe cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
