SEE SCHEDULE "A" ATTACHED HERETO AND MADE A PART HEREOF
Reserving therefrom an easement for the purpose of underground drainage which easement
shah be for the benefit of St. Peter's German Evangelical Lutheran Church of Greenport, NY,
its successors and assigns, and the owners of the property to the north and to the west of the
premises to be conveyed hereunder, which property is currently owned by San Simeon
Retirement Community, Inc. The easement will be 20 feet in width nnd will run along the
entire 329 foot front boundary of the Premises to be conveyed herein abutting Old ,Main Road.
St. Peter's German Evangelical Lutheran Church of Greenport, NY, its successors and assigns
may enter upon said easement area, and reasonable area adjacent to same, for the purpose of
construction, maintenance, installation and repair of the drainage system, provided however, it
agrees to restore said premises to the state of improvement existing prior to the construction or
other activity. The party of the second part agrees not to construct improvements other than
parking area or landscaping on such easement area.
TOGETllER with nil right, title and interest, if any. of the puny of the first part of, in and to any streets and roads abutting the
above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and fights of the
Party of the first part in and to said prerc, ises; TO IIAVE AND TO HOLD the premises herein granted unto the Party of the
second part, the heirs or successors and assigns of the p,'my of the second pan. forever.
AND thc Party of the first pan covenants that thc party of the first pan has not done or suffered anything whereby the said
premises have been incumbered in any way whatever, except as aforesaid.
AND the party t)f the first pan, in compliance with Section 13 of the Lien Law, covenanta that the party of the first part will
receive thc consideration for this convcyance mol will hold the right to receive such consideration as a trust fund to be applied
