BARGAIN & SALE DEED WITH COVENANT AGAINST GRANTOR*S ACTS
THIS INDENTURE, made the,,~' -day of March,. 2008, between MARY E.
LANCIA, residing at 38 Orinstcd Sm'et, Manhasset, NY 11030 as to an undivided one-half
interest ("Grantor"), and RICK T. LANCIA and MARY E. LANCIA, residing at 38 Grinsted
Street, Manhaasct, NY 11030 as trustee of the MARY E. LANCIA LIVING TRUST dated
March 20, 2008 ("Grantee").
WITNESSETH, that Grantor, in consideration ofTEN and 00/100 (Sl0.00) DOLLARS
paid by the second part, does hereby grant and release unto Grantee and the heirs, executors,
edminiswators, legal representatives, suecessurs and assigns of Grantee forever,
ALL that certain plot, piece or p~areel of land, with the buildings and improvements
thereon erected, situate, lying and being in the Town of Southold, County of
Suffolk, City and State of New York, being more particularly described in Exhibit A
attached hereto and ruade a p',u"t hereof,
TOGETHER with all right, title and interest, if any, of Grantor in and to any streets
and roads abutting the above described preruiscs to the center lines thereof,
TOGETHER with thc appurtenances and all the estate and rights of Grantor in and
to said premises,
TO HAVE AND TO HOLD the premises herein granted unto Grantee and the heirs,
executors, adminism~tors, legal representatives, successors and assigns of Grantee forever.
Grantor acquired title to the subject premises by Deed dated April I l, 2007, and recorded in
the Suffolk County Clerk's Office on April 26, 2007 in Liber D00012502, page 585.
Said pmafises is not located in an agricultural district.
Grantor covenants that Grantor has not done or suffered anything whereby said premises
have bec~ uncumbered in any way whatever, except as set fo~h herein.
Grantor, in compliance with Section 13 of the Lien Law, covenants that Grantor will receive
the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement before using any part
of thc total of the same for any other purpose.
